A New Year for Short Sales!!
As we end 2009 and enter 2010 I’m sure we’ll see many new challenges in the short sale market.
Although many banks have finally agreed that short sales are here to stay, especially in real estate markets such as here in Arizona, others have simply refused to acknowledge it.
When the financial numbers come out for 2009 for these banks I’m sure many stockholders will be having a fit about the way their banks have handled these types of transactions and hopefully we’ll see more changes for the better.

Bank of America Short Sales…
Bank of America is currently attempting to streamline their short sale process and we have high expectations for them but I don’t know how much faith I have left in their process & procedures.
Supposedly their new system will allow short sale agents access to our short sale files 24 hours a day, constant updates, and quicker response times.
I’m keeping my fingers crossed!

Nothing new with SB1271…
I’ve received a few emails lately asking about updates to SB 1271 and since the Bankers Association tried to overthrow the original repeal and got shut down I haven’t heard any new news.
I’m sure after the holidays they’ll be back in full swing trying to get their hands into everyone’s pockets but for now everything has been quiet.
I’ll certainly keep everyone updated as soon as I hear something new.

Short Sale Banks…
Short sales are an ever-changing market dynamic and as the banks change their short sale rules & policies we need to change with them.
Considering how many short sales we do (and we do a lot!) we are always running across new banks & lenders. These “new” banks are not new, they are just not as mainstream as lots of the other banks and to answer the number one question, YES WE CAN DO SHORT SALES WITH THEM!!
Although banks such as Bank of America, Countrywide, GMAC, Wells Fargo, Citibank, Homecomings, Aurora, & Chase are some of the more popular banks we have also run across many deals from Greentree, Flagstar (now Nationstar), Pentagon Federal, Desert Schools Credit Union, Everhome, ALS, AHMSI, ASC, Litton, Ocwen, M&I, M&T, US Bank, EMC, Cenlar, and many many more.
Don’t think that just because your mortgage is through some bank that you’ve never heard of that a short sale can’t be done because chances are, it certainly can! And in some cases it can be even easier to deal with some of these banks.
