Should I short sell my house?

It depends — how would you answer these questions:

1. Are you upside down in my property?
2. Do you have a qualifying hardship (loss of income, reduction of income, increase in monthly expenses, medical bills, divorce, ARM mortgage that resets or isn’t a fixed low interest rate, etc.)?
3. Do you want to move somewhere?
4. Do you need to find a less expensive place to live?
5. Do you want to buy another house in the near future?
6. Are you being relocated for your job, family, etc?

If you answered yes to more than one of those questions then chances are you are a good candidate for a short sale. In order to short sell your home you need to be upside down in the property (i.e. you owe more than it is worth) and you have to have a qualifying reason to need to sell. That reason could be a loss of job, reduction in income, an increase in monthly expenses, you need to be relocated, you need to find something more affordable, etc.

Who is the best short sale lender?

From my standpoint, I’m looking for a lender who:

Doesn’t lose my files mysteriously after working on them for weeks
Doesn’t require a first-born child from my sellers
Answers the phone before the 118th ring
Has a fax machine that accepts 100+page faxes and not 10 at a time (you know who you are!!)
Calls me back just once for every 37 times I call them
Doesn’t ask me for ridiculous unnecessary paperwork — A copy of the cleared checks from soccer tryouts?? Seriously??
Wont change the locks while my seller is out shopping for groceries
Wont ask my seller to sell their 1988 dodge pickup for $1500 to pay back part of the deficiency (how are they going to haul their dirt bikes then??)

And what lender would this be? What lender would I say is the best short sale lender in the United States?

Hmmm….I’d have to give the nod today to Wachovia. They have figured out the short sale process and are my favorite short sale lender (this week at least)!!!

Very rarely do I ever post something not real estate related but I can’t help it — our very dear Phoenix Coyotes hockey team has made the playoffs for the first time in a loooong time and I am so excited for them!

Please cheer them on and even if you have never watched a hockey game it would be a huge loss to the city of Phoenix, the city of Glendale, as well as a major economic downfall for the real estate around Westgate if they were to leave town. So please support your local teams (especially the Coyotes) and let’s keep them here in town where they belong!!

I knew I could tie a hockey team into real estate somehow…
