Phoenix Real Estate Stats

Currently valleywide we are looking at about just under 7 months supply of homes available for sale. A healthy market here in Phoenix would be closer to the 3 month supply mark.

Here are some stats for geographic areas:

Scottsdale — 11 month supply
Camelback Corridor — 10.5 month supply
Cave Creek — 10 month supply
Fountain Hills — 13 month supply
Paradise Valley — 20 month supply

Luxury Homes priced at 1 million and above are showing an over 27 month supply. 92% of Phoenix’s home sales are under the $400,000 price point and we feel this will continue in the future.

The National Association of Home Builders has only certified two homes in the entire United States as having the highest “green” certification possible and one of them is a remodel right here in downtown Phoenix.

The property, located off of Indian School & 19th Ave, features a predicted annual cooling cost of only $402! The original home’s cooling cost was estimated at $2279!!

The average estimated annual energy cost is just as signifcant — Remodeled at $1339 per year and the original home at $3301 per year.

What a huge difference! Although not all builders & remodelers have completely bought into “Green” building it certainly will be a huge part of the future and looks like it’s going to get it’s start right here in Phoenix!
